How to best seal this crack on the exterior?


I believe it is poured concrete. Attached is a picture of the interior wall, which is the reverse side of where the crack is...

Hm. Here's a theory. House was built with concrete block and no brick veneer. At some point down the line, someone wanted brick. The solution was to basically thicken the foundation wall by the width of the brick (plus hopefully an inch for air behind brick). They did that by pouring a relatively thin concrete wall adjacent to the concrete block, on top of the foundation footing. They rested the brick on that. That second, thin foundation wall is starting to fail. Again, just a theory. But if it's true, that's also not good news.

IMO, it's time to call in a pro to evaluate the situation on site.

How to best seal this crack on the exterior?


I did call someone, they didn't even bother with the crack outside. They just wanted to do an interior drainage system for $5900. This town house was built in 1974, BTW.

Hm. Do you have moisture issues in the basement? If yes, then I can tell you for sure that sealing up cracks here and there is not going to fix that problem.

Mind you, this crack is an issue that needs to be investigated regardless of moisture issues. Note that the you have a brick that has cracked in half...we're not just looking at cracked mortar. There could be something very wrong going on with that brick wall and foundation.

Consider calling in someone else, and or hiring a structural engineer to evaluate the situation. The nice thing about a SE is that he's not looking to sell you on a repair. He's going to give you an objective opinion on what's going on with that wall. Of course, such an opinion is not cheap. But, there's just so far you're going to get with getting the situation assessed via the internet. I think there's enough evidence of a serious problem.

In the corner with the crack on the outside, I believe so. There was a lot of mold right in the corner about 4 feet up the wall If you click on my basement link in the signature, you can see it on page 3 I believe...

Man, I would not be spending a lot of money on a basement reno before getting that looked at by more pros. The cracked brick is telling you something. Get an expert in there to figure out what's going on with that wall. Basement moisture issues are rarely simple/cheap to fix. Ther are lots of band aid solutions, but if you don't properly address the problem, you could be looking at major mold problems in that nicely finished basement down the road.

Oh yea, of course. Thats where I'm at right now. This was a fully finished basement, as you saw. I'm spending most of my time fixing the water issues. I wouldn't dare put anything down before the water is fixed.
