Garage framing
 
The area in front of the garage opening where you pull your car in that is on the same grade as the slab in the garage is there a foundation wall in that area as well like the rest of the perimiter of the garage or is it just only brought up to grade level?

the answer to your questions depends on your building code requirements.

typically in my area we have a foundation wall under all sides of exterior walls with the footing at least 48" below the adjacent grade for frost protection (frost heave).

typically the concrete floor slab is thickened to 8" (typical 4" slab) where is goes over the foundation wall.

So, the front of the garage where the doors are don't have foundation walls? If so, the garage door headers have to be supported all the way down to foundation so I take in the front of the garage there are foundation walls only in the area of the header supports (trimmers)?

ok, and the slab for the enterance covers the foundation wall. For a 3 car garage I see sometimes the foundation wall coming up and splitting part of the garage like one half is the 2 car area and the other is 1.

if the top of foundation comes above the concrete floor slab then the top of foundation will drop below the slab where the doors are. in my area we drop the top of foundation 8" below the top of slab where the doors are located. in the other areas the top of foundation is typically about 12" above the slab.

here's a pic of what it should look like. Block and brick are up 12" above top of cement slab. You can see what the door openings look like. Below are block and footers down to 44" below grade.

So, the slab in the door openings are basically sitting on the foundation wall that is not exposed? Is there an air space between brick and foundation wall?

We typically have a 4" to 6" slab here, "belled" (haunched) on the garage side at 45, 12" down from garage FF, with a flush vertical outside wall where the driveway will eventually go. Often one #5 across there. There's a full footing beneath that is a running continuation of the overall perimeter footing.

There's a recessed door step-down, of course.... usually 1/2" with 1/4" slope outward in 8"..... About what Mike's photo shows. A lot of people recess the door opening 3/4", but I have found that makes a fairly grievous "tripping" hazard... 1/2" is bad enough.

Now, here's a pretty clever way to do the door apron. Don't know what's under there, as this one isn't mine. But I like getting that joint line out away from the garage door.

Notice, also, that the "step-down" starts a few inches back inside the interior wall line? That's important, depending on how your door hangs, and where it hits the floor. It also needs to be a few inches wider than the actual opening width... if the door is behind the opening, and not just sitting between the walls. (check where your particular door footprint will fall.)

Mike's takes care of that particular detail with the bricks being extended past the blocks. This one has "wrap-around" bricks that return back in toward the garage, all the way to the inside edge of the blocks.

So, again is there a footing and foundation wall even where the garage door entry is because your not seeing the wall there?
