Finishing a basement


Can anyone here give me an idea of what it should cost to finish an unfinished basement? I'm just north of Toronto, Ontario, Canada. Our space is about 1,000 square feet, plus the area around the furnace/water heater that will remain unfinished.

We had planned to do it ourselves, but have just run out of time. About 2/3 of it is already framed and the one contractor we had give us a quote said that the framing was well done. We have also insulated it with rigid foam and have laid laminate flooring in one large room that my daughter is using as a dance room. The plumbing has been roughed in and inspected by the town (we have the building permit). We have also purchased all the flooring (engineered hardwood and tile), the subfloor (Dricore), the cabinets for the bar area, the electrical fixtures and potlights, the vanity/sink/countertop and all hardware for the bathroom. The contractor would have to supply the rest of the framing material, drywall, do the electrical wiring and upgrade the panel from 100 amp to 200 amp, as well as the labour/installation and finishing.

The one quote we've had was for $110,000 plus tax! Doesn't that seem high? We certainly can't afford to spend that much, plus furnishings, appliances, etc.

You may not be able to get an answer to your question here. This is a how to do it yourself forum. How much a job will cost is not allowed, nor should it be. If you are wanting to do the job yourself, please post away and you will get answers on how to do it yourself. You will not get answers on how much it will be. Sorry

Pricing is tough----however I know that the $110,000 is a bit stiff..

Closer to $30--$40 per square foot plus $12,000 or so for a bath---

Level of trim and finish makes a huge difference in final cost.

I had a kitchen once with $40,000 in cabinets alone.

Get more quotes--make sure the bids are all from the same set of plans--you do have a set of plans i hope.

You are in Canada so my guess is not to relevant.

Depends on what you want to do with the space. For $200, you can get some insulation, and some plastic Sheathing, and cover the walls to keep the space warm and call it done.

Not really. I have seen some basements that cost $100k, and had a basement bar, an a/v space, and a space to play pool. Of course, I could spend $100k on a/v equipment alone.

The only basement I ever worked on that cost more an 100k had a basketball court in it. Get other bids, bottom line.

Thanks for your replies. I thought the estimate was high and certainly not within my budget. I'm going to be getting some more quotes, including acting as my own general contractor.
