fascia and soffit question


I have new home construction underway. My builder needs to know within days on our decision on materials to use for soffit and fascia under the edge of the roof. The house is two story stucco with a barrel tile composite roof.

Vinyl is out, wood is long term painting/maintenance, stucco is too rough (would attract wasps and bugs). So, what is available except aluminum fascia and hearty (or some kind of concrete) type soffit. After the exterior crown (some made of stucco and some of wood type crown), there is about 12" of soffit area to cover. What are the options (with pros and cons)?

Hi Andrew, welcome to the forum.
What is your location? If you have carpenter bees as we do here, I'd go with the aluminum fascia and soffits.
I used aluminum fascia and then vinyl for the soffits myself, why is it not good for you?

Seems like you've mentioned just about every option there is! What do the other houses in your area use and what does the contractor recommend?

With only 12" soffit depth left, that limits your venting choices. If you will be venting....

The vinyl only gets little more than 1/2 (4.68NFVA) per foot lineal. http://files.buildsite.com/dbderived...rived92755.pdf

Another choice: http://www.cor-a-vent.com/PDF/S4002P.pdf

Install the continuous vent (9NFVA) next to the fascia board for best service:pp.616: http://books.google.com/books?id=Z8a...0vents&f=false

Aluminum is another, check on the NFVA= only 6-7, if I remember correctly...
