Egress Casement Window in the basement
1 Attachment(s)
I'm planing to finish my basement. My resources are limited therefore I have to start in sections and it might take one to two years to finish, hopefully one, but since i'm doing the project my self it might take longer. I started by drawing an Egress Windows diagram, this will give me the oportunity to create two bedrooms or at least more light to the basements. Can someone review this diagram and suggest any necessary to make an egress window, I need to take it to the building inspector.

Welcome to the forum cmatos.

Take a look at this.

Make sure the window you are using will have a clear opening large enough vertically and horizontally and is rated as an egress window. Many people just look at the opening, but that can now be used when a window (such as a casement window) is opened 90 degrees where the opened panel limits the spaces. - Just make sure it qualifies as an egress window and has a manufacturers sticker on it.

One other concern is the installed height of the opening when the window is open. Some localities have a different height that can over-ride the national codes. I have run across people that had problems when the inspection was done after carpeting and the failed. Your local inspector can tell you what is required in your area.

I have the dimensions in home depot, Anderson Window (CW135) Unit size is 28 3/8" W x 40 13/16" H. The windows specifications states that clear opening size is 22 inch. You are right, I'll let the city inspector review my diagram/application and figured out what is required. Thanks for the info. I'm going to need some more information when I start drawing the electricity, plumbing and framing diagram.
