Question

Dirt coming into basement


I have dirt along the basement wall that I am being told is coming in through the sill plate and that nothing can be done to fix this. Any suggestions on how to fix or can it not be fixed?

Is it washing in with water or blowing. If washing, correct the grade outside first, then either way, caulk the crack(s). Seldom is there NOTHING that can done...

Dirt coming into basement


There does not appear to be water coming in with the dirt, however, the outside of the wall has a cement step (clock of cement) in front of the sill plate leading into the house. I will take some photos of the area and post them.

The other end of the wall has dampness and a lttle bit of water where again the condo property manager is telling me there is nothing they can do to fix the problem because it is coming over the sill plate.

I will take photos of this area as well.

I agree with that.

When someone tells me that NOTING can be done concerning construction I get real irritated.

My vacation home is in the desert where there is lots of sand blowing around. Most people use galvanized tin around the foundation to keep sand out. It works great.

As RippySkippy said, caulk the sill plate also.
