So...I did my first demo. Half-bath. I posted to electrical and plumbing thread for those issues, but have at what you will please! The bathroom is about 5.5x5.5' on floor by varying 7-8 foot heights (ceiling duct/plumbing box frame). I'm sure there are issues I'm not thinking of so have your way with me... Thanks in advance for any ideas, tips, etc.
Issues I want to deal with:
1) Insulating. After I remove all multi-decade old remaining insulation from pics, how do I insulate properly the exterior and plumbing walls? Beyond spray-foam cans (!) I have done no insulation work, so have no idea what goes where, and vapor barriers where, how to insulate the tight spacing on that short and narrow foundation wall that's only as deep as a sideways oriented 2x4 (and small bath so don't want to deepen it unless it's a must). Our house is leaky like the plague so as I open things I want to green seal them as best as possible.
2) Framing. Are there areas where you would reframe, and if so where and how? The missing 2x4 in the short foundation wall had termite tunnels and I removed and will replace it. I will also replace the half tall 2x4 that is vertical next to the toilet with some old termite tunnels.
3) Ceiling Box Frame. I was going to cut the empty part of the box frame away to increase height in that area, but it was suggested to me that it's just not going to be attractive to half a box coming down in a non-linear way (i.e. L - shaped, just to cover duct and plumbing). It looks like the boxed it so it would just be straight. Any ideas or suggestions as to how to open that empty space up while keeping an attractive look around the ceiling area. I was thinking about adjust box to be L shape (duct / plumbing closed in, that's it), and then somehow keeping some sort of high ceiling beam open and decked out somehow for a cool look (we're going for contemporary warm look so contemporary fixtures with perhaps stained exposed beam...?, just not sure how to tie it in an attractive way on the ceiling).
4) Proper way to repair foundation wall hairline crack. (I have purchased sakrete concrete repair and PL tube and was going to use one or the other). Should I use one of these, or something else?
5) Termites. Found as you read above 2 2x4's with old termite tunnels. I will be checking outside the home, sealing any possible entries, water leaks, and new termite bait stations. Is there any product that is best to put in these walls to deter termites, prior to my insulating and closing walls?
