Deciding on replacing deck or enclosing

I currently have a 10x22 pressure treated deck which is about 20 years old. I am getting an above ground pool and will be extedning my deck to it. However, I am undecided what I should do with my current deck. Basically it is coming down to 3 options for us:

#1 Replace the decking and rails

#2 Leave part of the deck as is and put up a gazebo/screenhouse

#3 Enclose the deck and make it a sunroom (3 or 4 season)

We would love to go with option 3 but have never attempted something like this. Also cost is a factor. My thinking was that it was going to cost me about $2500 to do the decking and rails and thought adding a sunroom may be a better option. I know it may cost more but really wanted to get an idea on the cost of just framing it.

First, let me tell you about my house and current deck. I have a colonial which has clapboard siding. The deck attachs to the house and is about 2 feet off the ground. I looked under the deck and the joists look to be in real nice shape. They are 16" on center.

I think I could handle building the walls but I have never built a roof. If anyone has any tips on that or enclosing a deck it would be extremly helpful. Also should I consider a sunroom kit?

Will the deck support the new loads?

I plan on adding 4 more additional footings to support the structure. I was thinking the outside walls would be bearing all the load which is why I was going to add a few more footings.

You can watch some videos on You Tube for roof and general framing hints. Follow that up with a framing book for those important details.

Get some paper and a scale ruler. Sketch out roughly what kind of sunroom you like. Was this going to be attached to the house?
Then start pricing windows, door, siding, roofing, fasteners, lumber, any electric work, whatever you'll finish the inside with, etc.

Sunroom companies will give an estimate if you don't feel comfortable doing it.
