Crawl Space Wall and Water
 
There’s a concrete corner/crawl space wall in my 1950s house (circled in red in picture) where the ground slopes down. Coincidentally, on the reverse side of the corner is the crawl space, and there’s a little blackness to indicate past water seepage. Is the sloping ground the cause of the water seepage? I have never seen water pool there. Granted, when I bought the house, the nearby gutter downspout (which you can see in picture) was missing.

They make these things called grass rakes.............. Looks like your slab dropped a little. Pretty common with settlement.

Move the downspout too.

Its just pumping water up against the side of your house.

You have mulch piled up againt the foundation that holds in any moisture and you have water stains on the back side of the wall.:eek:

joe, i see old water stains in that corner in the crawl space. it's not really mulch that's there...just dirt and some leaves. should it be concrete or grass next to the concrete foundation?
