Crawl Space Ventilation


Buying a house in the BC Interior, temps range from 40C down to -20C.

Has a dirt floor crawlspace with insulated conc. foundation (rigid white foam) and a blocked off vent to the outside. Ducting runs in crawlspace, has vent installed but is blocked off with cardboard.

During building inspection, looked like there is some plastic sheeting laid down on floor and covered by sand (only noted at entrance to crawlspace).

I've had differing opinions.... some have told me that it's best to have crawlspace vented so you get air passing through. Others have told me that is no good in the summer b/c of the humid air coming in. Another told me to keep crawlspace sealed and keep it warm with ambient heat.

Any other opinions out there??

keeping it sealed with powered vents controlled to allow flow when needed is your best bet. The requirement is to keep the humidity in the crawlspace the same as outside.

You obviously don't want to vent the crawl space to the exterior in cold climates. The link below describes the criteria necessary for unvented crawl spaces.

I'm here in ohio, experienced mason... i usually install Automatic Foundation vents..they automatically open at 70 degrees F and close at 40 degress
