Every salesman has a pitch, and the manufactured homes people have a sales pitch as well.

When you look for a GC to visit with, try to look around for a lumber yard, or supplier....then just ask for a few recommendations for contractors....a GC or general contractor will be able to handle your project to completion for a percentage of the cost, as opposed to a custom home builder who will profit from the selling you his "custom built home". In other words, there are a lot of contractors out there, and then there are home builders, who will also compete for your business. Take a reputable contractor on a cost plus basis everytime.

Seems like the 2100 sf home should be cheaper than the one advertised. Although there are a lot of things that I myself would be responsible for (list can be found on the first link) but I know nothing of that stuff and would definitely hire a GC to finish this off. If I can get this deal on a 2100 sf home for lets say around a $100K plus $25K for the lot and another $30K-$40K for a GC that would include an unfinished basement, would it be a good deal or am I day dreaming or do my numbers seem ok as far as GC costs? The basement would be a poured basement (1600sf). Gc would be responsible for the basement foundation, connecting water, sewage, electricity and finishing off the interior carpet seems as well as some drywall.

Sounds impressive, but I wouldn't do it. A few phone calls and find a contractor...visit with him about building you a home similar to what you are getting here. For cost comparison, call a few realtors and check comp prices in the area you are wanting to build in....ask what new construction is selling for per sq/ft....like a number that may be $110. Maybe lower, like $90...maybe with a full basement, $140. These prices would include the lot price, so you know if you are in the ball park.

I just did a search on land prices in Phila. You're not getting a buildable lot in a Philly 'burb for 25 grand.

In fact, is seems you best course of action is to simply buy one of the thousands of homes that have slashed over 100 grand off their original asking price.
