Cost to Build
 
I am considering building my own home (using a contractor) and before I start I am trying to figure out how big I can build and how much it may cost. I realize prices can swing wildly but I need a ballpark to start in. Some things I have seen say to estimate $150 sq/ft. My question is - Is this for the total home size or the foundation size. ie. If I build a 2 story 1000 sq/ft foundation home should I estimate based on 1000 or 2000 sq/ft.

It's for the total home size. If your footprint is 1000 sq/ft and the house is two floors, you be looking at a 2000 sq/ft home, multiply that by YOUR rate (150+/-). $300K

You may want to take a long hard look at these.

Most of the factories will let you tour so you can see how they are built, and they have really caught up with customer and contractor demand.

And the biggest plus is once you have that lot and foundation ready, they pull those trucks in, you have a house sitting there in a couple days. Sure, there is finish work to be done, but they come pre wired, plumbed, windows, insulation, sheet rock, doors ....... turn the key !

I know a few contractors here in Fl that are looking at them and a couple back in CT that have started using them ....... less crew on the site for a whole lot less time, and no mistakes ....... Bobby ... you had the damn print upside down for two days !!!!!

although it all depends on your market, if you are talking strictly sf build cost, $150 seems quite high for new construction. here in the north east, most new construction typically ranges from $85-$110/sf, while remodeling sf costs are higher than new construction.

for new construction, site work, utilities and foundation will be added costs.
