Construction plan software
I'm looking for a recommendation for software I can use to create building plans for my 22' x24' Cape Cod style garage with living area overhead. I can do the drawings by hand but this sure is inconvenient when changes are necessary. I've used one of the home design packages to lay out the concept, but I know the real work is in getting the details right, and my current software doesn't work at all for this.
My idea here is to draft up the plans, using a set of stock construction prints I've purchased as a guide. Then hire a structural engineer to review my ideas.
I was planning to hire an Architectural Drafter to do the job but he wanted $6,000 for the task. Seems high to me, but then again, maybe this is the going rate.
I'd appreciate your ideas and any recommendations.

Shop around for some other prices from local architects and drafters.
A really good software costs in the neighbohood of $3K and takes months to figure out how to properly use. You may be able to get by with a simpler software...this all depends on what you want to do with the design, who you hire to do the actuall building (They may require detailed plans...), the town requirements for submitted plans, the engineer's prices, etc...,etc...
Honestly, the very first garage addition I did, I purchased the 'generic plans for it, for about $50.00. Then I consulted with others for the final design details. Re-adjusted the dimensions and we built it....
Some towns may be completely adament about on-site changes and details. This is especially the case if the exterior dimensions and sizes don't correspond. That effects the structural loads. That is where you definitely need an engineer involved to show on paper that it is all up to code and up to structural requirements.
AtlanticWB - Thanks for your comments. You're right about the software cost. It sure is tough to find something that allows you to tweak the framing and produce decent building plans at a reasonable price.
I don't live in an incorporated town, but the county seems to be very flexible with their building plans with homeowners. But I want to have a good set of plans to make sure both the builder and I see eye to eye on the goals. Still, I'll have to look into the approach you took and see if plans already exist out there. This might do the trick.
