I have a buddy that has a commercially zoned building. Half of the building is finished that functions as a product showroom. The other half is unifinished. He now wants to add a few walls to make an office. in the currently unfinished portion.
This would include using 2 existing walls and adding 2 additional 16' x 16' walls. The existing wall separating the unfinished and finished portions extends from the floor to the ceiling trusses (approximately 16' high). The other existing wall is approximately 10' high with storage on top. These walls will be used as part of the new office.
The project will be to build 2 10' high walls and add a drop ceiling.
My question: How to brace these new walls as they will not be extending from floor to truss? Would you have to run steel joists to tie this all together? (similar to cross ties) I just question the appropriate sizing due to the 16' span. There will also be a ceiling fan in the center of the room so it would need something to attach to.
The plan right now is to use steel framing and 5/8" drywall, again, with a drop ceiling. Hopefully the attached diagram comes through.
