Clay under cottage. Water will not drain. MOLD!


I guess the title says it all.

There is clay under my cottage so the water does not drain. There is mold growing and the smell is even seeping up into the cottage.

Any ideas of how to deal with the water? I have opened up vents on the side to let air flow through, but it is not enough. I also pump out water when I can.

Only suggestion I have read it to lay 5mil plastic on the entire ground under there.

Where is the water coming from?Run off from down spouts?High water table?Landscaping sloped toward cabin?Try to stop the source.

I had another look under the cottage and have revised my picture. The ground underneath is actually lower than the ground around the cottage. So even if I bank it around the foundation, I believe it will still seep in.

It is happening now because of heavy rain.

Can I get a contractor to pump sand under there? Will that soak it up or just leave a mess? Or do I have to dig around and install a pump? Looking for an inexpensive solution.

If the water is coming in while it's raining I'd make sure your down spouts are draining far away from the cabin and check the slope of your landscaping.Putting sand in the water will probably just result in wet sand.

Ayuh,... It appears your landscaping has created a clay Pond under your house,...

Simplest fix is,... Drain the Pond,...
You can lower the landscaping, or raise the pond,...
More clay will shed water,.. Sand will not..

You'll still need to deal with the proper run-off for the whole lot though...
