Can someone explain this to me?

I'm pretty positive the house has already been treated for termites in the not so distant past. Any way of verifying this? Didn't see any either.

You need to expose all of the damaged framing.. Cut the blue siding back 4’ and remove it, hopefully the rot stops there.

Not sure why you would cover the wall with a tarp before taking the picture, that doesn’t help.

I'm removing all of the wooden siding and just putting osb up. I wasn't sure what I needed to do to get the housewrap to go around the corner to the side of the house that I'm not doing anything to...........and the tarp is up because my wife got carried away and knocked a giant hole in the wall and then it started to rain like crazy.

It's pretty obvious the seller knew the damage was there and just decided to cover it up with new siding....too bad our inspection didn't find any of this. I don't think there is much we can do other then fix it ourselves or hire a professional.

The only way to wrap the house wrap around the corner is to remove the siding.

Was there a termite inspection?
How long have you had the place?

No termite inspection just the basic one...I'm going to try and locate the disclosure paper to see what the seller put for known termite damage. House was purchased September of 2010.

Termite guy came and said he didn't think there were any active termites and that it has been treated sometime in the past for termites. After he left I was doing a little digging and found some more awesomeness....

Exterior wall beside the bathroom....sorry about the quality of the pics..had to change them to gif so they would be small enough.

Contact your insurance company and see if they filed any claims for termite damage. If so, and they did not disclose it....bingo....they be in BIG trouble.

FYI....OSB is used for wall bracing.....It amazes me that they would be so cheap as to use fiber board instead of OSB....we are talking maybe a dollar difference in price?

This is the kind of stuff Holmes would love to see.....

BTW....please put your location in your profile....helps to give you better answers....what works in the South may not apply in the North....

A real estate agent actually purchased the house in foreclosure and "fixed it up" aka hid what was wrong with it. I just need to find the disclosure paper to see what he put on there for the wood eating insect question.

I think we have come to the conclusion that the one section of the bathroom with three exterior walls was an addition at some point.

Question: How would I got about supporting a section of wall where a window is when I can't access the ceiling joists due to the design of the ceiling? (I'll add pics tomorrow when it's daylight)

I think we’ve seen enough close up pictures of bug damage and rot.

Your other pictures don’t show a wall terminating into brick. We need to see the entire area your dealing with.

Are you going to do the structural repairs your self? If not it’s time to stop and get someone qualified in there to take a look. Your “how do I support this” question makes me wonder.

From what I’ve seen so far the right guy with his helper could easily have the framing cleaned up in a day.

Depending where you live you will more than likely need a permit to make the structural repairs.

It might be time to stop and rethink the entire scope of what your doing there.

Maybe pictures will help......

I wouldn't have any trouble if not for the cathedral ceiling.

How does one go about doing that with a cathedral ceiling? I'll most likely get my buddy to do it but was interested for myself.
