Question

Building my fisrt home need some input.


I work in the excavation field and I am used to dealing with dirt farming, not in the construction of a home for the most part. Im planning on GC'ing as much as possible but the lack of experiance worries me.
Ive got excavation and foundation covered but the framing prices ive been getting seem a bit much.
home is roughly 3200sq/ft at 60'x50' single story(10' walls) plus an attached garage at 20'x30'. I'm located in New England and have seen prices ranging from 220k-270k for finished shell(siding windows/doors trim). Interior completely Unfinished(open walls).
seems like im getting a 15%mark up on mats plus a GC fee of 30k+/- if im pricing things properly.

Any advice for a Newbie ??

I think you will get a better price broken down by framing (just labor) , and siding seperate as opposed to a completed shell, of course this would be more work/stress for you.

Yeah i may just be a bit lazy. The material list for this home is a bit mind numbing for a novice. Every lumber yard I talk to misses so much on the bid(material price variances of 35k ) Im getting headaches mapping the plan for a specific mat list.
