Building a garage - will anything be looked at?
 
My buddy wants a garage and plans to get a permit for it. No plumbing or electrical, just a big metal building to park his car.

Is there any reason they would want to look at anything inside the house, or inspect anything but the slab and garage?

There's no reason I can think of.
There only job is just to make sure your doing things right with the project at hand.

There has to be something up in the house if your asking this question.

Only the work listed on the permit can be inspected. None of the unpermitted work done in the house can be looked at:wink:

Fixed it for you......

But note....if something is in plain view and is an obvious violation....he can get him for it....

The bigger worry is if he ever decides to sell the house....smart buyers are now checking to see if improvements were permitted....if not, they can back out of a contract or use it as leverage to get the price down.

Not where I live. A friend of mine had the inspector out for a final on a deck he built. It passed, but while the inspector was there, he took a look at the fence, which was built under a permit a few years ago and passed the final at that time. Some of the fence boards had shrunk enough that the gap between them was no longer to code. My friend was told he had to fix it.

Since when is there a code on gaps in a fence, unless it's around a pool.
One reason I space mine at 3-3/4 not the full 4".

The fence IS around a pool.

Usually, when seeking a permit, the authorities will check your plan for the building's location on the lot. There are various restrictions in my city about building height, distances from property lines, distance from the main building, etc. They'll let you know at the plan checking phase of your project whether or not your building is in violation of one of their ordinances.

With most codes the code in effect at the time of issuance of the building permit prevails throughout the life of the building, except, that current property maintenance and fire code provisions will apply. e.g. smoke detector and carbon monoxide detector requirements. Your municipality may interpret the code to require an inspection of the existing building for smoke and CO detectors when you pull a permit. Additionally some codes require that the dwelling come up to current standards when an alteration or addition is performed e.g. hard wired interconnected smoke detectors. An attached garage is an addition, ask how they view the detached garage.
