Builder applies coating to plywood subfloor

In a townhouse construction project with poured concrete ground floors and plywood second floors I noticed that the builder had applied a thick coating (tan in color) to the plywood subfloor that ran up the wall about an inch. This coating turned the entire floor into a monolithic substrate. I suspect that it may be a fire retardant.

What is this coating, including possible brands?

What is it for?

Code required?

Thanks...

snmhanson,

Good question. These homes have forced air heat however. Located in South Florida, 10KW heat strip in the A/C air handler for the two weeks a year that we need heat. We use heat so rarely that the complexity of a heat pump is rarely justified.

In townhomes and in high rises I know they do use Gypcrete. It sounds like thats what it is...It is a fire retarding, sound controlling, leveling gypsum cement...Gypcrete is a brand name of the Maxxon Corporation so it may not be exactly that...
I dont know what the code says about it...
