Basement Project


Hello, I've browsed this forum many times and found lots of helpful tips, and now I have a specific question so I am making a post.

First off the vital info:

Location: Richmond Hill (Toronto), Ontario, Canada
Project: Basement Completion
House age: 3 years

So my parents recently had some quotes for the completion of their basement, and the prices totally blew them away, so I along with the help of some friends who have experience doing this have began planning.

My problem:

Right now there is concrete on the bottom of the wall (about 12 inches),
then there is super 6 insulation and a vapour barrier.

One of the guys who gave a quote said theyd have to rip down the vapour barrier, frame for walls infront of the concrete, re insulate, and put the vapor barrier again.

The other guy said they would just frame infront of the current vapour barrier, and just put some insulation on the bottom concrete area.

Which guy is correct?

I dont believe there is, as one of the contractors that came by mentioned that another option is to strap the studs that are above the pink and bring them down.

That's bare minimum code up here, as far as insulating a basement wall goes. It suits the builder OK and leaves the basement 'insulated' - but does squat for the HO as it is not really liveable.

To turn your basement into a liveable space, that all has to come down and proper insulation, framing, air sealing and vapour management has been undertaken before you could do more with that space that store your beer making kit.
