basement layout help

We want to finish our basement but we are kind of stuck on the layout.

I am attaching a current floor plan of what's down there now.

The area to the left we want to use as a living space. The area to the right we want a bathroom, bedroom and storage space. The bathroom is already designated to the back left corner because the plumbing is already there.

Bedroom next to the Bath, or Bath, then Storage, then Bedroom on the side that the Sliding door is on. You could run a hall between the are for the bath & storage, and the Bedroom. The area for the Furnace & Water heater will need Fresh Air for it, unless both are electric, but still would have to have some type of fresh air for recirculation. As for the duct & Cold Air return, put those in the picture as a different color. And where is your CATV/Telco & Main Panel located in this space, along with Water shut off. Those all can factor in how the space is laid out.

Since you have a window where I would put the Bedroom, is the window large enough to be an Egress exit, without having to exit out of the room to get to the sliding door? Take a few pictures of the space/basement, since they would speak more than a drawing.

If you use Google Sketchup, it can help you in laying it out and doing a 3d rendering. From the wall to the left rail of the stairs, how deep is that? Also, how hard would it be to bring in Fresh air for combustion for the Furnace & Water Heater? If it was me, I would bring the Bath wall up to 6-8" from the back of the Furnace, and then on the Furnace, box a space from the second or third step coming down. So basically a box maybe 10x10 or 8x8 around the Furnace & Water heater. May allow room for a Utility Sink. The bath, are you planning on a shower or a tub?

Also, printing out the rough lay in, and playing with some cut out boxes help? Do you have kids, do they have lego's? That helps also in seeing something visually.
