Basement foundation outside above ground is shelling off.


This is my first post.
My exterior basement wall above the foundation is shelling off badly.
What is the cause, and how do I fix it permanently?

How old is the foundation? What is it's proximity to areas where salts are being used (Driveways in winter) or types of chemicals being sprayed on the lawn/garden abutting the foundation. This will help determine the cause.

With these answers you can nuetralize whatever is causing the problem and parge coat to give you a clean new surface.

The house was built in 1985.
Two years ago, I replaced the sod with lime stone and cement tiles. There is only 10 feet between houses.
The shelling started about 5 years before that the work was done.
I used the regular weed and feed when there was grass growing there. Weed and feed is now banned in Ontario Canada.
What is the best parging material on the market?

Atlantic...Shelling off, same as spalling

Magicmann...use Durock basecoat (Durock allfacing, located in Woodbridge, ON) with fibermesh, what is you location, I can give you a local supplier

My location is Richmond Hill.
What is the cause of the breakdown of the cement?

Many things...

First thing to do is check and see if your foundation is one of the ones that was poured with sub-standard concrete and created a failing foundation...it was a major lawsuit in the GTA, check with Tarion or GTHBA for this info.

Could be improperly consolidated concrete (which I promise you was not done in the GTA on a subdivision type home) they back the trucks in, wet it up and let it flow. could be chemicals you sprayed, etc., etc. Unless there looking at it no one will know online the actual cause.

So check for substandard concrete as above, if that isn't the issue then you will be fine. Since your in Richmond Hill just go over to Durock in Woodbridge they are N.E. corner of 400 & 7 just north of HD
