Addition receiving water in lower room (hi res pics)....
A back room and above room were added to our house about 3 years back. The lower back room gets wet in the south west corner where the addition meets the house at the outside wall. It looks like someone tried to go crazy with the caulk to fix the problem but I think it lies in how the water runs down the side of the house when it rains. See images below - please help! We're hoping for a quick and cheap solution.
Those are pretty good photos, but even so I cannot tell exactly where the problem is. It looks like water may be entering via the window. From the photo, it looks like the window may be missing a drip cap. Also impossible to tell if the window was properly flashed. Perhaps you can describe in detail where the water drips in from, based on your observations when the water is actually leaking in.
Where do I start?
1) No flashing detail were new wall is attached to old roof.
2) No flashing detail on belly band between 1st and 2nd floor.
3) No flashing detail on 1st floor window.
4) No flashing detail on 2nd floor window.
5) Big gap at bottom of old roofline just inviting the water in.
6) Siding almost falling off the wall were old meets new doesn’t help either.
That’s just what I can see.
The same crew that did this fine work might also have,
Not have the house wrap installed properly or missing in spots.
Window flanges not sealed to the house.
Don’t know if flashing is done correctly were new roof meets old.
Looks like stucco on the old but what is it on the new a stucco looking sheet product? Are the seams or bats caulked?
There is all kinds of places water can be getting in the best way to find out is get out there with a hose with someone on the inside and starting from the bottom slowly and systematically work the hose up the wall.
You’ll find your leaks.
I'm with Daniel on this!
The window install is questionable and has not been carried out properly!
For sure it needs a cap on the outside to direct the water away!
i would go so far as to say that the window installer didn't know how to do this properly!
