Adding a room or loft above 2 story vaulted family room


Hello,
We are outgrowing our space and would like to add a room or loft above our vaulted 2 story family room. The dimensions are 16'-2"x16'-3". I have attached a picture of the room. Additionally you can see a 360 tour here: http://www.pulte.com/communities/ga/...-ii.aspx#tab41 click on "360 Home Tour" and then "Great Room". You can navigate the room with the cursor. Can any of you envision a way we can add some useable space in this area?

It can be done---but you need to have the support walls checked by an engineer or architect and any modifications designed for you.

I expanded the balcony of this house when the kids needed an office for school work---

I built the house and knew the original framing first hand--so it was easy--but you don't have that advantage---

How about adding a room to the side of the house.
It would be a shame to cut into that nice vaulted space with some weird loft.

It probably won't pass the board.

Based on the square footage and the angle of the ceiling, there won't be enough "usable" square footage at code minimum ceiling height to be classified as a "room."

If you are able to get a plan passed, in the end it will cost you big time in equity and will probably reduce the value of the home due to appeal. Are there any other opportunities to reclaim space?
