4th Bedroom Master Addition


We decided to add a 4th bedroom (with WIC and full bath) of approx 400sq ft (20 * 20) above an existing garage.A contractor gave me the following proposal:
  1. Vaulted ceilings
  2. Half moon window
  3. Batroom with Shower/vanity/toilet
  4. Floor with R30,ceilings R38 and R13 on walls
  5. Styro foam baffles
  6. 2/8 ceiling joist
  7. 1/2" CDX plywood for roof
  8. Tiles and Hardwood floors
  9. Recessed lighting
  10. Raised panel wood doors
  11. Double hung windows

Not included
Whirlpool tub
Fan
Painting of trims and walls

Extra
Gable roof above existing porch
(tear down existing roof of porch and build new gable roof above entrance to main door)

Total cost:$58,800 (4 equal deposits of ~15000)

I live in Shelton,CT and I find this quote very high.
Per sqft cost is $ 150

Is this high for this time and area?
