Project adding 3-phase power to a tenant finish project
First, thank you very much in advance for any input/feedback.
This is for a self managed commercial tenant finish project. (not a franchise)
We (the GC and owner of the business requiring service) have a project where we are trying to get a ball park budget for addressing power requirements. We will be leasing and conducting a Tenant Finish space in Denver, where our requirements include the need for 3-phase power installed to support the following:
Quantity= 6 machines with the following power requirements:
Standard 208/230-60-3 (Each unit require two dedicated electrical connections)
Fuze Size: 25 Amps Left, 20 Amp Right
Minimum Wire Ampacity: 19A Left, 16A Right
- In addition to the 6 units above, we will also install a 5 or 7 Ton HVAC system (model TBD).
- 1 3-door Freezer (model TBD)
- 1 3-door Refrigerator (model TBD)
- Plus standard lighting and appliances for a 1,300 sq ft space.
We understand that we will need to pay for an electrical engineer to fully spec this out, get approved/stamped drawings and utilized a licensed electrician to complete the work; but we are in the budgeting phase and lease review. We have had people who have said everything from $4K to $80K, which makes it impossible to make an educated business decision. We only need an understanding at this stage of:
1) 1) Based on the above equipment, approximately how much 3-phase power would we need installed at the panel (200, 300, 400 amps?)?
2) 2) Can we just install the 3 phase panel for all service or will we need to install a separate single phase panel?
3) 3) What budget range will we be looking at to bring in the power from the pole and install the panel (or panels) for power (no wiring or HVAC installation; just the primary panel upgrade/installation)? (More info on the location: On one side of the unit there is an adjoining unit that currently has 3-phase power for a bakery, so it is available. On the other side of our unit is an ally and the pole supplying the power. The pole is about 30 feet from where we would want the panel)

Too much for a D-I-Y forum. Too many variables as well .... :eek:
It is pretty much out of the DIY scope in this part due it is a commercal location and three phase system and let the electrician deal with it.
That all I have to say in here.
Get a electrician and go from there.
my apologies if this is an incorrect post. It was recommended by the moderator at the sister site, electrictalk.com to post here. I agree that this seems like too much for the DIY site, but I was just following the moderator's lead.
this is something I would want a stamped approved drawing from a certified electrical engineer and so would your insurance company too
This is a job for a qualified electrician or engineer. You are trying to avoid the inevitable and save a few pennies now by posting this to internet message boards. What if you get the wrong info? What if some handyman comes back and replies that you need 200A when in fact you HAVE to have 400A? Then what? DO you come back and yell at the handyman?
Do the right thing, the thing everyone for years has done, hire someone to do these calcs and do it right. Bring your prints, not just a list of items, to someone who knows what they are doing.
