Half outlet / Half switch

OK GUYS my second wiring project here -

My bathroom outlet has a switch on top and a three prong receptacle on the bottom. The switch mechanism actually broke so I figured I would change out the unit. Off to HD I went bought a new unit.... came home turned off the power... here is what I was presented with on the new outlet.

Two black wires one HOT one not registering as hot (so not sure whats up there) one white neutral wire and a ground.

I can't for the life of me get everything to work, I can get the outlet to work but not the switch ever!

Can someone provide me with a diagram as to what I need t do and what I'm doing wrong?

Are your wires installed in conduit?

Half outlet / Half switch

Assuming what you have posted is accurate:

The black hot wire goes to one of the the brass screws on the right side.

The other black (the switch leg) goes to the brass terminal on the left side.

The white goes to the silver terminal on the left side.
