Ventilation Options for Finished Basement


I am about to begin finishing my basement with three main rooms:

18'x13' Utility/Workroom
11'x16' Bedroom
11'x23' Den

The bedroom will have a casement egress window, the den currently has two small vent windows (and a walk-up door), and the utility room currently has no windows. The egress window will likely come close to, but not meet the ventilation requirements of 4% of the floor area, and the vent windows in the den will not come anywhere near the 4%. What are my options for increasing the ventilation? The house has a gas boiler and hot-water baseboard heat, and no a/c or other ventilation system. Also, with a 90,000 BTU boiler and a 40,000 BTU hot water heater, I am planning on using a louvered door on the utility room to satisfy the combustion air requirement. All of this assumes that I am able to add another zone to the current boiler to heat the basement.

After going through the code some more, it seems that this may exempt my project:

Does anyone know if this is the case? I of course will talk about it with the local buidling inspectors office, but I'm just trying to narrow down the project a bit.

I think you'll find that it applies if your adding windows to an already constructed habitat area that wasn't built before the code. Not to a new habitat area.

Best bet, is to contact your local code/building agency.
