Scoping Cooling System for 780 sqft Apartment


Hi All,

Diychatroom.com has been a great resource for me in the past, but this is my first time posting a question. Pleasure to be here!

I just accepted an offer to purchase a 1 BR apartment in Jersey City, NJ (07302) that currently only has window A/C's.

I've been contemplating options for how to centralize the cooling in the apartment, especially considering how small it is (780 sqft total). The apartment is the only unit on the third floor of the building, which is the top floor. The ceilings are high, so there's plenty of room to add duct work below the ceiling if I wanted to. But it seems that even a 1-ton unit might be oversized for this amount of space. Because of this I've also been looking at ductless mini-split systems.

Energy efficiency is my top priority, so I'm willing to spend a little more for a more efficient system (even if the payback isn't quite there).

There's a large skylight in the living room. The heat in the building is baseboard hot water (Gas water heater in the basement), and there's also a wood burning stove in the living room. I'd like to use that for heat as much as possible.

Attached is a rough floorplan of the apartment. Looking at the blueprint, the top and bottom walls have windows, the other walls do not. Any thoughts on which direction I should go?

Directly adjacent another building on the left side and the interior stairwell on the right side.

1 to 1.5 ton mini split. You'd need to either hang the condenser on the outter wall (sits on a ledge) or on the roof. Your installer would know what to do with the line set with either application. With most mini splits these days you can have 2,3 and even 4 blowers on one single condenser which means one in the living room, one in the master bed, however you want.

And they have remotes.

1.5 ton. Maybe even 2 tons(with blower slowed). If there is no apartment on top of you. You probably have little to no insulation in your roof. And a fair amount of heat gain from the floor.

I've dealt with a lot of apartment buildings. School of hard knocks.
