Placing the mechanicals


I'm building and want to know if there are advantages or disadvantages in where to place the mechanicals. House designer wants it on ground floor, but I need a half bath in that spot.
I'm thinking of putting it on the second floor (in a closet) of a 3 floor bldg. It will probably be above the half bath. About how much space do I need in case it ever has to be worked on with out making some guy crazy trying to work on it?
Also, will it make a diff if the system is a geotherm or 2 stage HVAC?? in the amount of room I need.

furnace width 18 to 24" depending on size furnace. return drop 10" width, external filter cabinet or filter in side of furnace ? keep mechanical away from bedroom areas or you will be sorry.
