New AC not cooling house

The unit in the attic is supposed to be fairly new. The coils and the fan are clean. The unit outside was just put in less than 2 weeks ago. The thermostat was put on today. The air blowing out of the vents is in between 52-60 degrees, but the house won't get any cooler than 74 at night, 77 during the day with the thermostat set at 70. Help, I hate the heat and the landlord doesn't seem to want to pay someone who knows what they're doing.

Turn off the t-stat. Remove red winding connection from tstat and wait 3 minutes.don't let the red wire touch anything. After 3 minutes put the red connection back. Turn the tstat back on to auto at cool that should reset the tstat after it comes on wait 5 minutes go outside and remove or take off breaker power switch to ac(not main breaker) breaker switch next to outside unit and wait 30 seconds and turn the breaker back on. Get a water hose and rinse off the coil real good that helps a lot. Touch the outside thick pipe it should be real cold and outside fan motor should be throwing hot air. If this doesn't work then it needs more freon.

Since you rent and the landlord doesn't want to pay for a tech to come out the options become pay for the call yourself, buy a window AC for additional cooling or move. You don't want to play HVAC tech and DIY because then you can be blamed for any problems .
