Need Help Sizing Correct BTU Furnace

I am remodeling a rental property and want to change out the old furnace.
I will be installing a Natural Gas Furnace and here are the details on the house.
House Square Feet- 750
Built in 1920
2 bedrooms, 1 bathroom, living room and kitchen.
One story house
Located in Kentucky

Can you tell me what size natural gas furnace would be recommended for this house?
Also, what size window unit would you recommend
What ton A/C unit to use if I decide to put in central air?

Need Help Sizing Correct BTU Furnace

Unless the windows are missing or there's no insulation a 45,000 furnace and a 1.5 ton AC. Both will likely be oversized but that's small as they come.
