mini split system sizing

i get a wide range of answers on required sizing for a min split system. is there an acurate formula for this? i am planning on using zoned mini splits with heat pump for an addition i am building and cant wrap my head around required size for area.

addition is 20'x40'
1 room (zone) is living room 21' x 20' with cathedral ceiling with peak at 13', with 41' of exterior wall and 2 windows that are 5' x 5' each
2nd room is bedroom 18'x15' with cathedral ceiling with peak at 13' and 33' of exterior wall and 2 windows 2'-6"x 4' each
3rd room is bathroom at 5' x18' with 23' of exterior wall and 2 windows 1'-6"x2'-6"

i figure 1 outdoor unit and 3 zones, 2 12k zones and 1 9k zone. does this sound acurate?

zone sizing

You need to find the data for the brand of Mini-Split that you are interested in purchasing. Most of the Mini-Split manufacturers recommend around 400 sf/ton.

Mini split sizing is no different than determining the heat loss or gain for a conventional ducted system. You need external temp, humidity, insulation, windows, bodies,.... Enter the variables and do the calculation.
