how often to schedule maintenace on central a/c heating
how often should i call a professional to perform a maintenance tune-up on my central a/c and furnace. also, i have another rental house where i replaced the whole central unit in may 2008. is there a need to call for a tune-up on the new system in may of 2009? can you guys recommend any reputable hvac companies that are reasonably priced in southern california? thanks.

How often is a debate even among our selves.
I recomend evey year. Not just to make money on a customer. But, there are things that can be spotted before they become a bigger problem. |

keep your filters changed ever beginning of each season and your doing it your self.the freon charges should be tight from the install,a tech putting guages on them to check actually vents your charge over the years.the heating side is pretty straight foward with gas supplied by the utilities and may be oil the motor on that furnace.the condenser outside might help if you cover the top in the winter keeing rain out and off the motor.....when it rains
out there.cooling condensate water off the unit is critical in the summer cleaning the pan out every season will head off major problems.you can get your own routine if you want with the systems filters availible at HD or Grainger

If the heating unit is gas, oil, or LP it should be checked every year for safety as well as dependibility and effiency. Safety is the primary reason. The a/c I recomend every year also for dependibility and effeciency but there is not much of a safety issue if you chose not to keep maintained.
