how to keep pipes from freezing

Its done on a left over myth. While its still code in some areas. Those areas, have no idea why its done. Other then its code. And hasn't been updated since the code was written.

Ventilated crawlspaces can cause mold, in the summer, from the high humidity.
In the winter, the humidity isn't as much a problem, if the floor/ground is covered so, moisture can't come up from it. And cause problems.

Ventilated crawlspaces, are energy waste. 60% of a homes infiltration comes from basements, and crawlspaces.

Its time those areas that require it, change their codes. And require crawlspaces be sealed.

A properly sealed crawlspace. Will not have mold. Since no moisture will build up in it.

yes a properly sealed crawl is a semi-conditioned space and not cheap if done correctly. I went in a crawl that had no vents and it was like a rainforest with mold. plastic on the ground with vents removed the problem. Vents should be sealed in cold weather obviously

KEY PHRASE, "Properly Sealed".

If it was a rain forest, it wasn't done properly.

I didn't have any true vents in my last house's crawl space
But there were enough small openings that it aired out
Plastic was on the floor - bone dry when I bought the house
But whenever there were heavy rains the area did get some water
The street would even flood

My wife's Condo had 2 huge open grates to her HVAC system
I mostly sealed them up in the winter
I replaced the 2 doors to the closet with louvered doors
It would get so So cold her pipes used to freeze that led to the kitchen

This house is the queen of crawl spaces plus a basement We have hot water baseboard but it never goes into the crawls pipes have been routed to run out and back one on top of the other inside the sheetmetal casings just having the fins areas where needed. Up and down through floors and through walls and never a freeze up here in Maine, probably not the most efficient system or the prettiest but it has worked for 30 plus years now
