Hot Water Heating System Estimate Cost ?


Hi, can anyone help me? Where is the water line consider to be on a Burhman boiler? I think I am beginning to see where the problem is, I beleive the tee is not at the water line level. Just need to know how one knows where the water line is actually at? Thanks

You can see the water line in the sight glass.

I think your near boiler piping is way wrong, plus I think that you're pumping water out the condensate return line when the boiler heats as a result. Judging on a few workmanship issues that concern me greatly, and this very nonconforming near boiler pipework, I'd highly suggest you part ways with your present guy and shop for a new one. The near boiler pipework is the main key to proper function of a steam boiler.

Here's a link to Burnham's installation manuals. See if you can find the one for your furnace, and make the near boiler piping match your manual for steam. Your boiler looks a lot like the Independance, but I can't say for sure. Burnham people are super nice, so if yours is not on there, they can fax it to you. The manual will indicate the water level. Yes, locating that tee is crucial.

Thanks Mdshunk, but you never posted the link to the website for manuals, and yes I am looking for a new guy. He wanted to come by yesterday to remove the hartford loop and I cursed the crap out of him!!!

Hot Water Heating System Estimate Cost ?


Hi Mdshunk, can you draw me a diagram how the boiler should be pipe on the back? I beleive its an Independence, I look at the schemetic, and it looked crazy to me. We also have an auto feed on it, and that picture dosn't show it ,which I beleive an auto feed is an add on.

I want to take this time to Thank both of you guys for all your help. Carrierman, thanks so much for giving it all you had! Mdshunk, thanks for the web posting of Burnhan, I got the manual for the boiler, and decided to tackle it, and I got her to run sweat as a whistle, you cannot even tell the boiler is on. The radiators are all working nice except for two of them. They are making a hiss sound on the valve, I switched them from another radiator and it seems as the (2) vavles went bad. I don't know why they are all new. But I will get two more tomorrow. Thanks again this forum is awesome and I couldn't get this done without you guys. The water was not going back, and the piping was way off on the back, and thats the way it was orginally pipe, so it tells me that this boiler was not working properly to begin with. Any good brands on air valves? Thanks

This was a good thread, sorry I missed it. I just wanted to mention that have a house with two pipe steam and when I moved in I had 4 or 5 experts come in and mess with it. I found out two things.
1) There are very few steam systems in my area and not many experts.
2) My steam system was probably not working properly for 20 or more years before I bought the house.

Glad you got it worked out HH. I wish I had got here earlier to root you on.

Hi guys, I am looking for a rough pricing on a hot water heat boiler, I think I have no other choice but to let this steam heat go! Its been a nigtmare for the last 2 months. Also what brand of boiler is good. Thanks to all. Can I have a professional install the boiler, and I can sweat all the baseboards?

I had my plumber out a month ago. He had just installed new weil mclain hot water boiler for a customer. I asked how much he charged. He said around 4,000. This was a replacement so they already had all the copper baseboard. My advice on that steam boiler would be this. Find a oldtimer who is a plumber. See my plumber works on steam furnances all the time because all the old victorian homes have them. They call him because he is the only one who will mess with them. But he is second generation plumber around 50 years old took over for his father. So thats why he knows what he is doing. I will say this. If you want to change over to hotwater heat one thing you have going for you is it will be easy to fish the copper pipe or pex depending on what you want to use to bring water to the copper baseboard and the return back to the boiler because you already have holes for that with the radiators. I feel bad for you. Is there anyway you can go after the people who you bought the house from because the heating system was screwed up at purchase.
