Ductless AC btus
 
I am looking at getting a ductless AC for my cottage and am curious on how it will work with my layout. I have an open main floor plan with a 300 sq ft loft above as well as a walkout basement below of about 450 square ft that has an open stairwell connecting it to the main floor. Total square footage is about 1600. I have been told that the cool air will drop to the lowest area and if I put a 24000 btu ductless unit near the peak of my ceiling in the loft it will cool the place adequately. Any opinions are appreciated.

They make ductless mini splits with up to four (4) inside blowers on one outside condenser. Even have remotes.

One blower upstairs, one blower downstairs and be done with it.

These come in heat pump versions. Are you going to heat with them as well?

No all I need is cooling. The reason I was thinking to use just one larger one for the loft instead of one in the lower floor walkout is that it does not get that hot downstairs because that side is shaded by an elevated deck.

I'll have to defer to the AC pros about how well a single chiller in the loft area will cool the whole place. All I can say is that I have all seven rooms in my house cooled and heated with heat pump mini splits and I like them.

Two pros for installing a single unit are probably that it will be less expensive than two and it may run more efficiently. I think that the 1:1 are a little more efficient than the multis.

Two pros for installing two are possibly more even cooling and lower cost. The first is speculation and the second is for sure.

A single unit will probably cool the whole place ok. may or may not get some stagnation in the lowest level, might even be a bit high on humidity on the lowest level. As that air will not have its moisture removed from it. So you might need to get a dehumidifier for it.
