Central AC - Full Installation


I have a cape cod house that does not have duct work. The first floor is about 1000 sq. feet, the second floor is around 850. There is also a full unfinished basement.
I am planning to install conventional central air in the house. The second floor is undergoing renovation. There is no sheet rock and new insulation is yet to be installed. I am trying to figure out if
1) 1 unit can handle two floors or do I need two sets of everything installed?
2) Where should duct work and air handler be installed ? (attic and run down to the first floor, basement and run up to the second floor, or both).

Typically for every 1000Sqft you need 1 ton of cooling for a general rule if you don't want to calculate your heating and cooling loads in regards to your windows/doors/insulation ect.

if you dont want to do heat load calc us 1square foot for every cfm and 400cfm per ton
