Avg. Price for a Boiler Install

Noob here, please be gentle. I am looking to purchase a home where the boiler is pretty much shot. It is a center hall colonial, 5 bedrooms, 2 baths upstairs. Downstairs, kitchen, den, LR, DR. Also, need plenty of hot water, wife and 3 kids. To be honest, I am not sure on the square footage. I am looking for a round about idea on the price for a new boiler install as to negotiate in the price. Thanks all!

There are way too many variables in this question. Replacing a 100,000btu boiler gas to gas 80% plus in my area @$4000-$6500. Oil to gas same size add @$1000. For a real estate price figure $10k and negociate from there.
