$1500 & 5 "repairs" later we still have a problem...

Your only obligation is the AC etc have to be in working order the DAY of the closing, once the closing happens it's no longer your house it's the buyers, and you are not in the warrantee business, you didn't manufacture this AC and don't owe anyone any kind of extended warrantee on a used appliance.
Unless your contract states the unit has to be working at least 30 days after close, forget about it, you've gone beyond the call of duty.

Depends on his state's Disclosure laws.
