Killed all the weeds with roundup. Now yard looks like crap.

I had a back yard full of weeds. It was green, but still all weeds.

Now it's just a lawn of dead weeds.

I need to do something with it that is tenant-proof, and consumes little water.

suggestions?

concrete of this size would cost $10000 at least.

tenants just can't appreciate that they don't need to water the grass. I'm saving them TONS in water bills.

If I just dig out all the dead weeds and leave dirt, it might look a little better.

Low maintenance ground covers, shrubs around a smaller concrete patio area? Xerescape it with native plants that will thrive?

When I was a tenant I always took great care of lawns but I guess I was an exception? When I was a landlord I guess the property was rather high end and I factored in landscape maintenance into the rent. Tenant did not have to worry about the basics.

I know people were joking but some of the newer artificial turf products are not so faux faux as they once were. Nothing like sweater pills on a polyster lawn with the cheap stuff?
