How to Grade Forever-Flooded Yard?


Please help me think this through. New here, btw.

Our entire yard needs some drainage help.

As you can see by the attachment, we have a water problem. Right now I'm not so concerned about the FRONT yard water problem (as that only happens with very heavy rains), but about the BACK yard water problem (the area in light blue). The only way we will be able to get the water out is by grading the yard TOWARD the house, then somehow installing drainage ditches or pipes along the side of the house to the front yard, where it will just add to the front water collection since the curb is too high.

Anyone have any ingenious ideas?

We cannot grade the yard away from the house because there is no room to build up any dirt alongside the house, and no where to lower the yard along the retaining wall. (We're already at the wall's cement footings.)

The back yard is about 250 square feet - very small. Not including the hill because it doesn't function as yard space - too steep.

How to Grade Forever-Flooded Yard?


How about a french drain either side of drive twd road. Seems the proximity of prob area to drive would require sloping in that direction. Prolly better to go far side of drive to ensure water away from house...
