Which layout would work best?

Which of these layouts would work best? We want to change our master suite to make the spare bedroom into a dressing room with a shower instead of a tub. We have already checked for drain availability and it would be simple for me to change the drains, and we are replacing the paneling with sheetrock, so now is the perfect time to do this. pictures on page 2

well yeah thats why we wanted to open a walkway between the two rooms and use both as the master. But we need somewhere to put the toilet, and we dont want it out in the open.

This is the whole plan. The rest of the house is fine. We just want to open a walkway between the rooms, replace the tub with a shower, and create a dressing room so that the only things in our room would be a tv and a bed. Otherwise, its just removing the paneling, putting up sheetrock, and painting. That is the limit of our project. i just am not sure where would be better to put the washer and dryer, and where would be better to put the toilet. yes all interior walls can be moved, only the exterior walls are loadbearing

It looks like you want to have the only access to the laundry form the bed room. Odd to say the least.

And you want to access the bedroom by first going thru a bath room, or partial bathroom?

Yes, because this is the only bathroom in the house. This way, company can access a toilet and a sink without going into our bedroom area. If it was turned into a master suite totally, id have people tromping through my room to get to the toilet, which i dont want. I figure it is easier to do laundry if the washer and dryer are right there in the room with the dressing area and closet spaces. And we are the only ones living here, no kids, so we are the only ones who need to access the laundry. Plus this allows a visitor to use the toilet and leaves me free to access my bedroom at the same time. Can you suggest any better layouts that would work for what i want?

As true as all that may be, I think you should not introduce a wet environment (laundry) into what should be a dry environment (clothes closet).
That seems to be asking for trouble in the not-so long run.

So you are saying the option two would be a bad idea? Would layout one be the best? Or put them somewhere else?

I am saying that I would try and use some of what looks to be wasted space as the hallway and other wasted space for the closet and laundry and bath and make more room for the bedroom itself and still have access for the bath so that others do not access your bedroom. as well as the laundry area.
But to do all that one would need to know the whole plan of the house and design with your parameters (and budget) in mind.

the only other part of the house is a living room and kitchen, to the right of this part. The house is 14' x 48', and this whole area fits in a 24' long area. I dont want my laundry in the kitchen, so i dont know where else to put it. Right now its in the hallway and we have no closet, and im tired of living out of a dresser. We are getting the age now where the kids are out of the house and we are retiring in a few years, and we would like to live comfortably instead of bending over a dresser every day to get our clothes, and having to step over the tub side to take a shower. We have plenty of company but no overnight visitors so we dont need the extra bedroom.

I dont know what you mean by parameters, and our budget is pretty much unlimited. We love our home, we bought it when we first got married and recently remodeled the kitchen and living room

Parameters, like what you just said, day time company, occasional night time visitors, infrequent sleep-overs, retiring in a few years, you have plans of moving any time or retire in-place.

Ease of access to facilities as the years go on, no kids (you did state that), etc. what your living conditions will be like.

You will be entertaining guests, you want them comfortable.

All those things and more.

I am betting this is a single wide trailer. In both your options you are moving a lot of plumbing, which may be unfeasible given the structural steel underneath and limited access to vent all the separate fixtures. I would suggest talking to a plumber first to see what is possible.
