Ideas needed for a floorplan
 
We just bought a house and some acreage and want to do some renovations before we move in. The current floor plan is below. The upstairs we're OK with keeping as-is: it's just one big room that can be used as a den. I like the kitchen/dining/pantry/mudroom as well. Very functional.
However, there are problems with the floorplan: 1) no bath available without going through a bedroom, 2) bedrooms tied together.
Things to know: the wall between the upper bedrooms is a load-bearing wall.
Any suggestions would be appreciated!

You could take out that closet (blue line) for access to the hallway for the blocked bedroom
But I don't see any way of getting to that back bathroom with redoing the whole floor plan
How many bedrooms do you need?
Put a futon or fold out couch in the middle bedroom
Seems like the front entracne goes thru the front bedroom/office?
Or is that just another outside door & the main door is in the Living room?

Unless you want to gut the bathroom & bedroom next to it
Then move the bathroom between the 2 bedrooms

I really need only 3 bedrooms, but I need an accessible bathroom.

Yes, the 'real' front entrance is in the living room, and there is another door through the bedroom/office that goest to a deck. The most used entrance will be through the mudroom.

I agree - you probably have to access the back bedroom through the closet. This might be awkward because you'll have the new door right by the master bedroom door.

Are you open to putting in an additional bathroom? If so, your best bet is probably to use the space from the office.

You would end up with a small office, but perhaps you could take down the remaining wall between the living room and office and make it all one space. It would be an L shape. For a new bathroom, you could place it at the "top" of the office next to the MBR closet and enter through the living room.

Or, you could use current MBR closet space for a new bathroom accessible from the hall and then use up part of the office space for a new MBR closet. This would also leave you with an L shaped living room. Or, if your wife wants a gigantic closet, just use the entire office space.
