family room remodel

so, my "assistant" and I decided that the "family room" needed to be remodeled. well, the painting and all that is done. but now, as is usually the case with us :) we find that something ELSE needs to be done: the "balcony" over the staircase going down to the "lower level" (it's a "ranch", realtors call what we would call the "basement" the "lower level" :whistling2:) has to go,it makes the whole room look "dated". (the house is 30 yrs. old)
we figure a "half wall" (3.5 ft. high) ruunning exactly where the "balcony" is now,would do it. what do y'all think?

I leave you to the experts here, but my wife has tried and tried to get me to take down the wall we have next to the stairs and put a railing along there. Not unlike what you have :huh:

Yeah you could do that and incorporate a built in bookcase.

Family room remodel,Get a new realtor,Or change out the spindals,take off the "finials" on top of posts. Are you trying sell?

I realllllly like this! What a cool idea... i like this much better than the rail. Even without the bookcase I think something like this would look nice.

If your going to take the railing out and put a half wall up, you might as well put in built-ins. I find that most people either love the railings or hate them. Are you just tired of looking at those particular railings? Would a different railing system work instead?

"all bets are off now"!:) someone that we really respect as an "interior designer" has told us that the "bannister" should stay,so it's going to stay! thanks for all the advice tho :thumbsup:
