Im actaully doing the GC thing from Iraq. I have actually never seen my house before. Only pictures.

i thought i mentioned it before but maybe not... i have family in the house right now and i am trying not to make their life too misrible... (they are living rent free so at a certain point i dont care) but i dont want to put them out too bad

if it were me i would rip the whole house apart today and just wait three weeks but the fam isnt keen on that idea... ((sigh))

  1. is this a good plan?
  2. are there any problems that you see with this plan?
  3. would anyone do this different or see an easier way to do this???
  4. please remember i have family in the home
  5. also i am not doing these things only scheduleing them to be done.

Grofica,

Can you share with us why you are in Iraq?

While the tasks you are contracting: whole house interior painting, change in whole house floor covering, and change in K-cabinetry / bath vanities can be performed individually by sub-contractors (skirmish), when doing them all at one time, takes your project to the realm of a major remodel (War/ battle). Acting as a General Contractor / project manager from far away is something that should be avoided at all costs. (oh... when will they ever learn...)

As dwelling will be occupied during the major remodel it is critical that provisions and allowances are considered. Your families comfort and safety is job one (collateral damage). Are your subs aware of this? How many bathrooms do you have? Will one be available to family at all times? Do they and You understand how long the "kitchen will be unavailable? Are provisions for temporary access to re frig/ microwave, cleaning dishes... etc.. planned? Who is doing this?

A good GC does a lot more than "add to the cost of a project". I could write a novel as could many others.

1. let this project wait until you return.
or 2. hire a good GC or have someone you trust on site ready to make key
$$$$ calls, decisions on unforeseen conditions, and approvals or disapproval of work performed by subs.
OR 3. hhhmmmmm.... pick one of the above.

Please share with us why you are in Iraq? It is assumed you are not on holiday, watching the leaves turn colors or enjoying the scenery.

Iraq isnt actually a country you can just visit because its fun.... I am here for the same reason that everyone else is here... but im sorry i must confess i dont know what that has to do with the house. sorry i hope that doesnt come out bad...

I have no other choice... i talked to a lot of GC's in vegas and no one understood what the h*ll i was talking about. my style is NOT something normal for vegas... its nothing close to whats normal there and i had to go through literally DOZENS AND DOZENS AND DOZENS of cabinet people and floor people before i found two who "got" my vision....

for the cabinets 3/4 of the vegas contractors (and i honestly mean i contracted EVERY cabinet person in vegas i hit the whole phone book) sent me the identical ugly *ss kitchen in white... no where close to what i wanted. some people wouldnt even do frameless (or european) style cabinets. and the GC's were even more clueless then the floor and cabinet people... i had half a mind to fly a GC from Seattle because they get it up there... Vegas not so much.

Safety yes comfort i am careling less and less about day by day... it MY house and while i appricaiate their making sure its safe and sound while i am gone they are not keeping their end of the deal and are more inconvient for me then anything else... i just dont want to but them out TOO long... i dont care about 1-2 weeks. like i said they arent paying rent... and they owe me money.

all the tile in the house will only take 2 days.... and the cabinets will be in... in only 1 day. countertops will take 2 extra but at least there is the stove and stuff.

i trust the people that i picked. never trust family....

but i still dont have any answers or help on what my schedule should look like... even though i posted an example twice... i found out the cabinets should be (home) on May 17th....

sorry i am just a little disapointed... i was hoping someone could help but i dont have nothing yet and the arrival date is moving ever closer.... im feeling a little frazzled.

I am not sure if this will help i dont think that the project is really that much... i mean floor, cabinets and countertops but here is some more info and my proposed calander from my project management program (i made the program myself as well the digi pics of project )

Right now there is some really nasty carpet in the house (even though its only a few years old the carpet looks older then the house.... so this is what it will be like after....





This is the kitchen changes going on.... the digi kitchen was actually done by the people i signed the contract with but i saw it and he was the only one that got it... the pics are done in color because white is so hard to see in a digi pic but my actual cabinets will be white with white countertops and white walls.



and a center island is being added....




here are some renditions i did of the after.... its just my art.... it was so hard to find people who could visualize how i do... and even with all these pics MOST people just didnt get it.... i think it simple.... go figure










here is the proposed calander.... if ANYONE can see a problem or a better way to organize this PLEASE PLEASE let me know time is running short....

Iraq: Our prayers for you safe fast return. Family: our prayers for healing and renewed trust.

Your calendar (what the GC trade calls project critical path)... I see conflicts.

share your plan with your subs... then conference call to the three.. as you have total trust and faith in them ask them to decide which one can run the project for you...

Painting during flooring removal .... not good... they will be on top of each other...floor covering removal is dusty... dusty and painting..bad combo.. I would get the demo complete first.
(work your way to clean)

Damn i didnt think about the dust!!!

Tonight (for me) Sunday morning for you... i am going to call the "temp. man of the house" and just double check to make sure sched. is all ok... but dang yeah... i never thought about the dust factor... i was just thinking well they will be in differnt parts of the house....

I actually have the calender and then another sheet that shows the status and then i have an automated chart that automatically updates and then it also shows price spent per project and total cost vs already paid... (50% down and all that)

i made it myself :-)

I think,now,I understand why I am asked to travel to work on out of state properties for my regular customers.

ITS GETTING DONE! I just wanted to say thank you for all the imput... the other day my cabinets were removed and then yesterday the painting started and it should be finished up today! and i am giving the weeked to dry and monday the floor people come rip everything out...

im so happy and thank you guys... your the best!!!!!!!!!!!!!
