New Construction: Is This to Code?
I have a 1.5 year old, 2 story home in Iowa. There have been some pretty large cracks on certain second floor walls, and a lot of doors not latching. Today I noticed the large basement egress windows do not have a typical header, and it looks as if the plates are sagging in the center of the windows. The "header" that is above the window is basically two 2x6s, on the flat, supported by one jack stud on either side. One of the plates above this "header" has a break without any support, other than the "header", below it. I am pretty sure that, on the flat, 2x lumber is not capable of supporting a 5' span of weight bearing wall, such as my windows. There were several issues that the building inspector caught prior to passing, maybe this was overlooked? Can anybody verify this? Thanks.

Pull the insulation back first & check to see if the floor joists are hangered to the skirt. Or possibly the skirt is even doubled up for the actual header.

Is the rim/skirt board doubled up over the window?
If so, the doubled up 2x's on the flat aren't being used as a header. |
Bsmt Window
I took a measurement on the inside, from the rim joist to the edge of the 2x6 plate. It came out to be 2-1/2" so it must be doubled. I feel a little better now, thanks jomama45.

BTW - You mentioned that you were having trouble posting pictures due to the size of the pics. Try downloading this tool from Microsoft. It allows you to right click and resize pictures (either resizing the original image or making a new image). There is little to no difference in the image, but the file size goes from 2 megs to 115k.

How is that vinyl window or door in the picutre operating?
If the wood above it starts to sag from weight above, it will bend that vinyl frame easily. If that window is functioning properly, then issue may not be in that area. Bo Remember, If the women don't find you handsome, they should at least find you handy. (Red Green) |
