Home inspection shows a cut joist.

I am in the process of buying a home which is sold as is. I want to get an idea the scale of the problem and how hard it will be to fix prior to purchase.

I am fairly handy but lack the technical knowledge to be sure I am fixing the probably correctly. In the master bath at the back corner of the house a joist was cut to make room for the shower drain pipe. Is this something I can fix by adding a sister joist? If so can someone give me a brief rundown of what is involved?

The best advice is to spend a couple hundred bucks and hire an engineer to design a proper fix for the joist, but yes, it can be fixed. More often than not it'll involve adding a sister joist of the same size to one or both sides of the damaged joist. Lots of construction adhesive, lots of nails (not deck screws or drywall screws). The best advice is to sister the full length of the joist, but it may be possible to use a shorter piece with the proper engineering.

If there are joists on both sides of the cut one, I would box out the area of the drain, not bury it in framing material. Cut it back from the drain 10" on each side. Cut 4 pieces of blocking the size of the joist and put 2 on each side secured with nails in joist hangers. This creates a box for the drain and puts the structure back in the area.
