I'm framing some wall's in my basement and I have a few questions that someone may be able to help me with. It's all regarding moisture and framing in a below grade environment.
Can I use standard stud wood, kiln dried or do I need to consider something that has been treated in someway?
Should my top plate have a gap between it and the first floor joist? I read something about a slab that heaves can disrupt the joist?
Should by bottom / sole plate be treated in some way so that to stop moisture rotting it or causing mold issues as it will be in contact with the slab
Any help would be apprieciated
if you do a little search on our forum you'll find more discussions than you'd care to read I'm certain. this has been discussed seven ways from Sunday. with that said my thoughts are:
kiln dried except where it comes into contact with concrete, pressure treated, has your slab heaved in the past???? if so leave a gap, if not I wouldn't worry about it, if it heaves it'll push against the joist, chances are it's bend the studs. bottom plate treated.
there are numerous discussion on how to do a floor over concrete, how to insulate along the foundation wall, and pretty much any other topic concerning basements, it sees to be one of our more popular topics.
Where are you located? Here in Colorado it is common to build floating walls in basements because of the expansive clay. If you leave the gap at the top you will have to go with a suspended ceiling. If you want the expansion gap and a rock ceiling you will have to leave the gap at the bottom and install two bottom plates and a guide pin.
