Looking at buying a house and the front stair case (concrete) is splitting from the house. The front step is sunk down and the top stair has split from the homes foundation. These stairs measure 6 feet wide x (top stair) 3.5 feet tall, there are 7 steps each measure about 7"

How much do you guys think this would cost to fix give or take? Is it something that could be repaired or would I need all new stairs? That gap between the string and the front of the house is very small about .5" or so.
Pricing questions do not end well here. Way to may variables.
You would really need someone on site to look at it.
Main reason these sink is improper prep work done under the slab.
One way to lift is with what's called mud jacking.
Google it. It's not a DIY type job.
You DO want the stairs to slope away from the house a bit so that any water runs away from the house and not into it. 1/2" doesn't sound unreasonable.
My concern would be the musty smell. Yes, a closed up house will tend to develop an odor but did they remediate any water damage from when the roof was holed. The insulation, sheetrock, subfloors can all trap water.
